My reason for being a real estate agent is to try to protect buyers from buying a lemon, a nightmare house with hidden major defects like foundation issues or even hidden subtle issues like mold and termites. I think I have knowledge of construction defects, remodel issues that some flippers do when updating houses. I usually can spot many do it yourselfer mistakes but I also see value and potential in original, run down and dated homes. I understand you can put a contract on a house and have a professional home inspector find issues and defects but not always and sometimes they still have to refer you to an engineer or other professional and the cost adds up. You also have to consider that you're under a time constraint during the inspection period and that can be stressful.
